THE ORIGINAL DEVELOPMENT

A hybrid planning application for this site (plus additional land to the northwest) was consented in 2022.

 

This approval, which includes the adjacent Council owned land, was for a mixed-use development of five buildings up to 39 storeys in height, delivering 565 new homes, 4480 sqm total floorspace for a range of employment, retail, leisure and community uses.

THE NEW DEVELOPMENT

This new application is being brought forward due to changes in the wider economic environment which made the original scheme no longer viable.

SITE LOCATION

The new application comprises a mixed-use development with residential and student accommodation. The development will still deliver on the benefits of the previous application and contribute to the wider aspirations of the Old Kent Road to deliver real, tangible benefits for the local community and help to create a place to live, work and visit.

 

Importantly, this includes delivering much needed on-site affordable housing, including for families, and introducing high quality open green spaces.

 

The new application will provide 200 new on-site affordable homes, as well as retaining the substantial public open space that was welcomed in the consented application. The on-site affordable homes will be front-loaded in the new application. This means they will be built first.
